Our Story...

Where were you when you started?

When we started with Keyspire in Feb 2020, we had 3 student rentals in Waterloo for a total of 3 doors. Since then, we've added 3 more properties for a total of 22 doors. Also, we have 2 more properties with 13 doors under contract to close by the end of the year. In addition, we have a new build in Alberta with 8 doors scheduled to complete mid to late next year. In total, we have 43 doors under contract!!

We haven't quite "retired" yet from the 9-5, but we're well on our way in only 9 months!

What role did Keyspire play in your success?

Keyspire was critical to our success! We were stuck with the 3 student rentals, before Keyspire. We didn't know how to move forward.

Through the awesome work of John, our coach, we realized we needed to refinance the 3 properties and utilize the funds to purchase more properties.
Through Keyspire, we were able to build our team. All the new properties are 4 hours away from us, so we rely heavily on the team we built to take care of our properties and find us new ones.

Have you made money or increased your net worth using any of the Keyspire training programs?

Went from 3 door to 22 doors. Have also invested $100,000 in Land development deals.

How has a Keyspire coach or advanced training helped you?

Huge! John has help us unlock the keys to how to move forward. He helped us take the theoretical and make it practical to our specific situation.
The insight he has given us on evaluating deals, financing them, and now, growing our JV side is invaluable. We wouldn't be where we are without John's coaching and direction

What obstacle(s) did you face and what role did Keyspire play to help overcome the obstacles?

The easiest decision but likely the biggest hurdle to overcome was taking the leap to becoming full time investors. Sari leaving her career to follow her passion and Kris leaving his lifelong career and cashing in his pension to invest in real estate, made for a stressful 2019.
The first 2 yrs in Keyspire have been a whirl wind. As you can see, we are expanding at a massive rate. Not so much in doors, but in projects as a whole. The biggest challenge we have in 2021 is to systematize our lives and to formalize our goals moving forward.

What would you say to someone who is thinking about getting started in Real Estate using the Keyspire programs? Would you recommend it? 

If you want to take your investments to the next level, you need to have a team behind you challenging and guiding you along. We tried to do it ourselves and we were stuck at 3 doors. Without the strategies, guidance, coaching, knowledge and day-to-day encouragement, we wouldn't have made it without Keyspire..

Where were you when you started?

We were both FT paramedics with 4 kids. After a year of investing in real estate Paula is working as a realtor and FT in our business. Jake is still working FT as a paramedic with a goal of retiring in less than 2 years.

What role did Keyspire play in your success?

Keyspire has been an integral part of our success. Investing in ourselves and surround ourselves with individuals who are on the same path has propelled us to push ourselves further than we ever thought possible.

Since May of 2019 when we joined the Keyspire Community we have severed land, flipped 2 homes 1 with and 1 without JV partners and wholesaled 1 deal.

How has a Keyspire coach or advanced training helped you?

Coaching gave us the confidence and knowledge to move forward with our goals. Having someone to ask specific questions to was a huge help overcoming hurdles.

What obstacle(s) did you face and what role did Keyspire play to help overcome the obstacles?

Covid challenged us. We had JV partners back out of deal and private lenders go from 80% LTV down to 65% days before closing. We pressed on and ended up finding other means of financing - just in time to have the property (which was a bank sale) redeemed by the family of the owner making it impossible to buy.

Our Story...

Where were you when you started?

When we started, we had our own principle residence and had completed renovations to increase its value. We were working full time at our professional jobs as a It consultant and child and family psychotherapist. Both of us had previous background and experience as a general contractor and commercial designer, respectively. We attended the Keyspire 3-day workshop /training in the fall of 2019 starting our real estate journey, subsequently attending the Keyspire summit in Jan 2020 and continued coaching. Now after assessing properties across Canada and experiencing getting properties under contract including residential and commercial multi-family, we currently have 4 main investments.
1. Private lending of RSP and TFSA (maximizer)
2. 2x single family homes being renovated into 5 units (ETA June of 2021)
3. 13x Purpose built turnkey new build single family homes with legal secondary suite (6x purchase 7x joint venture) Currently expanding for another 40 plus units for JV/RTO/Sell
4. Currently working on land development for Town Home (or single family home with legal secondary suite on 5 acres) (ETA spring 2022)
Grant has transitioned to full time real estate investor. Corene plans to transition to full time real estate investor 2022. In 2020 we have focused as a priority on additional education through meet ups online and in person training and networking. Equally important we have watched the market especially due to the impact of the pandemic. This has allowed us to be flexible and modify our strategy to reduce risk reach a larger tenant profile and deliver turn key "in demand' real estate investments with high returns.

What role did Keyspire play in your success?

Education and training the motivation and call to action the support and required tools and training networking both for other real estate investors and building our team continued coaching and mentorship and marketing of investment opportunities Including participation in a great collaborative community.

What has been the biggest benefit of the Keyspire Program you attended? How has it helped improve your family time or family life?

The biggest benefit has been in supporting our understanding of real estate investing and analyzing the 4 ways to win, understanding different strategies techniques and resources networking and coaching. It has allowed Grant to transition to full time real estate investing and we are currently in an acquisition and building portfolio phase that has moved involvement to a full-time positions. This allows flexibility in our work and personal schedules. We have a great community of like mined friends and investors and are enjoying being creative and innovative in our real estate investment journey. We are super excited about the what the future has to offer.

Have you made money or increased your net worth using any of the Keyspire training programs?

We leveraged our HELOC, private lending returns acquired 16 properties and net worth has increased approx. 1.5 million. This has occurred over 10 months spending over 800 hours.

How has a Keyspire coach or advanced training helped you?

The continued training has allowed us for continuing education and to be flexible and creative in our strategy in defining and modifying our strategy. Catherine Sutton has been instrumental in coaching us based on our experience and abilities and investment goals. She has guided us through this process of defining and executing our strategy at times making us assess options and alternatives to be more successful. We are greatly appreciative to Catherine, Keyspire and the KIC community for continued support and resources.

What obstacles did you face and how did you overcome them? 

We faced many obstacles including where to invest, properties with cash flow and ROI investment strategies, financing, private lending, legal, accounting and the pandemic (market rents, tenant turn over, renovations, borrowing). Community and continuous training have helped overcome these.

What would you say to someone thinking of joining Keyspire?

Yes, I have recommended it as an incredible starting point if someone is interested in real estate. It is a catapult towards the world of real estate, and it launches you in the right direction.

How do Keyspire programs, strategies and materials compare with others you have seen or used?

Excellent for a base foundation and ongoing training to support increased learning execution and success

How much has your income increased due to your successful strategies?

We are in a transition of acquisition and vested in our property and portfolio development...We expect significant returns of cash flow and ROI in the next 4 -6 months estimated at $ 13,400 month cash flow and annual ROI 30% plus.

Our Story...

Where were you when you started?

We were invited to a special CIBC event with Scott about 6 or 7 years ago. At the time we had one rental property, one vacation property and our principal residence. Intrigued by what we saw about the system Scott and Michael had created, we then attended the new "Wealth Tour" but were delayed getting into a workshop due to work schedules and travel. We were both working full time and spending a lot of time on airplanes as Deanna worked in Washington DC and we were trying to be "Baby Snowbirds" at our house in California.
Since joining Keyspire, we have put 2 kids through university on 4 continents, continued to travel (until COVID!), and turned our real estate hobby into a full blown business that will support the lifestyle we always wanted. Deanna has been able to step out of her full time job, Darcy stays in his because he loves it, and we have financial security to sustain us, our extended family and for future generations.
With Covid clipping our wings, we recently took on #prairiecottage just for fun. A family member was trying to sell a house for $55K and I was looking at listings across Canada to see what you could buy for that little. In Alberta, one of the lowest priced listings was for a 500 Sq. ft bungalow in the community Darcy's family has lived in for 5 generations. It was built in 1905, the year the Boydens arrived in Alberta from England. We ended up buying the house and doing a complete reno to it. We had an absolute blast doing 95% of the work ourselves! It was a family affair with Grandpa even helping shovel gravel and create a new fire pit (thanks to a little Vacation House rules inspo!)
Our son congratulated us on completed an interior that looked like a downtown Toronto condo, while I was just thrilled that we saved the nasty old shed, painting it like a little barn. Darcy marvelled that there is an actual log serving as a beam! He impressed me with all the work he could do himself. We demo'd, we scoured FB marketplace ads for the perfect sink, we refinished Adirondack chairs and we poured a lot of love into our #prairiecottage.
Well, it all seems to have paid off as we got an offer from our very first showing! The realtor said the new buyer couldn't leave the house, she loved it so much. Her mom said the reno and decor was like something from a TV show (hmmmmm, wonder how that happened???). And our investor? (our son who took out a $15K LOC to invest in the renos) Well, he's THRILLED to have made a 30% return on his money in just over 2 months! He now thinks his parents should repeat that 10 times in the next year while I think it's a great example for new investors. We paid $42,500 for that house and it sold for $90,000. After Darcy finalizes my Amazon returns ((I may have overbought decor items!) we will have a great profit for a 30 day reno/60 day flip and an investor that is ready to invest again.

What role did Keyspire play in your success?

Keyspire absolutely gave us the confidence to build this incredible lifestyle, portfolio and business. The humility of the workshop facilitators, Michael and all the partner speakers helped us to see that this was absolutely within our reach. It would take work and knowledge and would not happen fast, but we were provided with the full blueprint of how to proceed with many different strategies, as well as access to some vetted opportunities to get us started.

We were aware of the concept/business of real estate investing, but would not have explored this in a serious manner without this support. After all, our banking officer had told us it was CRAZY to risk RRSP's on real estate!

We were able to watch the videos and complete worksheets that gave us the ability to recognize deals and the confidence to execute.

Without Keyspire, we planned to pick up a couple more Buy and Holds to fund our retirement (we were actually looking for 2 townhouses in our hometown when we attended the workshop). Instead we completed our 14 deals in 14 months and have stayed pretty close to 1 deal/month since then. We invest across Canada and the US both actively and passively.

In the past 6 weeks we have acquired 3 new properties with one being a complete reno, another a multi, we've raised private money from 5 partners, mentored others saving one non-Keyspire contact approx. $15,000 and taught 2 listing realtors about the advantages of seller financing. In the process, we were able to solve a housing dilemma for a single parent on disability, sell to a first time home-buyer and rent a safe, clean suite to a young woman moving into her first rental.

What has been the biggest benefit of the Keyspire Program you attended? How has it helped improve your family time or family life?

Have you made money or increased your net worth using any of the Keyspire training programs?

Yes :-)
When we got started, we built an ambitious 5 year plan. With the help of Keyspire, the knowledge, the service providers and contacts within the community, we were able to meet the goals of that plan in about 4.5 years.

In the beginning, we likely spent about 10-15 hours/week learning and analyzing deals, trolling realtor.ca and Zillow. We have made the decision to self manage some of our portfolio (mostly Alberta properties) so we likely still spend about that amount of time. We also have to make time to watch Vacation House Rules and 30 Minutes to Wealth!

- In terms of our net worth, it has doubled and will continue to do so every 5 years. Member to purchase property to construct sell 9 townhomes (Close Feb 1 2020)

If applicable, how has a Keyspire coach or advanced training helped you?

We joined at a time of challenge/turnover for the coaching team but were able to get a couple calls with Jordan who has been a great supporter through the years. Ajay was also a fantastic source of info/motivation and a good reality check when needed ;-)
I also want to say that getting to know Joe and Amanda this year (since January Summit) has been a pleasant surprise. Rather than forgetting us old members, Joe has been checking in every so often with offers to facilitate intros and just being a fantastic Keyspire Ambassador. That speaks volumes to the him and the entire organization that he does take that time.
We still maintain (and shout from the rooftops) that Keyspire's 3 day workshop training is the best value for both time and money that an investor can make! We actually paid to sit through the workshop again ourselves this summer (great to finally hear Paul Hecht as we had heard so much about him through the years!). Our son then paid (with this own money!) to attend and quickly set up a LOC to invest with us in a project! He has lined up another investor with 6 figures and they are currently evaluating options for their first partnership.
This workshop gives a glimpse across the entire spectrum of investing. It's a bit of a firehose but is the best overview to help recognize opportunities, even if you need to go back to review the strategy once you've identified it.
Michael's series this spring was also fantastic. We were in the midst of Covid Craziness when it was on but the speed at which he recognized the need and executed the Coffee with Michael was greatly appreciated.
We were VERY excited about a small group advanced Lifestyle Freedom day event with Michael and Scott so hoping for live events again in the future.

What obstacles did you face and how did you overcome them? 

Not just an obstacle, there was a wall between us and building this business.

From Day 1 we saw and were excited by the potential that Keyspire showed was available to us.

Has anyone from the Keyspire team inspired you? (e.g. Scott, Michael, coaches etc.) If so, how?

Michael (OK, I just teared up - I can't even put into words how much it means to us both that Michael shares himself so fully with members. Darcy especially appreciates this in a business that has many big egos. He can always count on Michael to be real, to be true, to be kind and to inspire us all to be just a little better after our time with him).
Scott - honestly the guy is not aging (which I don't think it fair because we share a birthday and I look older on each one!) I love telling people that he really is the same in person. He really is passionate about sharing his knowledge and helping people succeed. You see that in every conversation he has at events.
The team - As a business leader, the low turnover within the team speaks volumes to me. We try to be pretty low maintenance members so don't speak to folks often but I honestly can hear the joy in their voices when I do speak to anyone in the office, on the travel teams or on the coaching squad.
Also, some of the service providers have been such trusted partners to us which has given us the confidence to entrust them with our life savings!
And how about the community of members? I remember Darcy always talking about Mandy on the forum in the old days. She's a treasure! The FB groups have really served to transform this community though. It's incredible really when you see these folks celebrating each other's success (and kids birthdays!). Keyspire investors are really becoming family, partnering in business, staying at each other's homes and continuing to grow together. I don't know that Michael and Scott could have imagined that back in the boy band days but they really have created an incredible network of people coast to coast who have found a home in this family. That right there is transformation. Well done gentlemen. And thank you for allowing us to be a part of it!

How do Keyspire programs, strategies and materials compare with others you have seen or used?

Always the highest quality with broad appeal.
There are many other providers out there who are great (and some who aren't). Many of them are fairly specialized or niched. Keyspire can always be counted on to give the widest look at concepts, how they fit into a complete portfolio and what steps to take to pursue them.
Moving to online has, IMO, allowed Keyspire to also react more quickly with special updates as well.
And we do hope that when we go back to live events, we will still see some form of regional and national gatherings for the valued face time to continue to build relationships with newer Keyspire members

How much has your income increased due to your successful strategies?

We were looking to build long term wealth over cash flow but safe to say it's grown enough to replace my salary and fully support our family.

My Story...

Where were you when you started?

My husband a I purchased a duplex prior to becoming members of Keyspire. We live in the top portion and rent the basement. We loved the idea of investing into real estate as a long term retirement plan. In December 2019 we took the 3 day course Keyspired offered. We are now in December 2020 and have purchased 2 homes. I life hasn't really changed but our future has. We can now see our retirement plan starting.

What role did Keyspire play in your success?

Without Keyspire and our coaching calls with John we would not know what to do. Keyspire gave us not only education but working tools with the app to help us make wise decision. We would not have believed that we could purchase 2 house in one year without Keyspire. Investing into the Keyspire program helped us execute our long term retirement plan. 

What has been the biggest benefit of the Keyspire program you attended? How has it helped improve your family time or family life?

Keyspire took the unknown of real estate and make it black and white. If the numbers work, do it...if they don't hold. Thinking that way took the emotion of being scared out. I think that was out biggest "hold back" being scared. Once we were educated the fear was taken away. We now know that we can have a solid retirement and our children will be left with an asset. We may even be able to retire early!!

How has a Keyspire coach or advanced training helped you?

John educated and guided us while we researched our path. We took a bit to find out path and John was patient and answered every question. John gave us the confidence to execute our plan. He has also helped up with or 2021 plan.

What obstacle(s) did you face and what role did Keyspire play to help overcome the obstacles?

Covid-19 was a huge obstacle! The courses kept me motivated and I kept thinking this is the best time, just like Michael and Scott say.

What would you say to someone thinking of joining Keyspire?

The financial investment in to keyspire membership is not a small amount of $$ so I would advise to be ready to use it. I also believe it is worth every cent since it's investing in education. It's like going to medical school and then not becoming a doctor. Don't waste it, use it.

Yes!! Judy and John both inspired me!! They are both very successful in private lending and that is our next step.

In our case this is a longtern plan so we are just leaving the income in the property until we can pull and invest in another property.

Where were you when you started?

Prior to investing we had no knowledge and no real estate investments. Our goal was to retire at age 55 put all our savings in RRSPs index mutual funds.
Now we have the right knowledge, a whole new network of like minded investors and friends , we have 20 doors and plan to retire from our 9-5 much sooner to do this full time because real estate is our passion and to use our time how we want.
The goal is for Jon this year and for Diana in 7 years at age 44.

What role did Keyspire play in your success?

It gave the right knowledge to minimize risk , it connected us with the amazing people who are partners and friends.
Keyspire has changed our lives and we are so grateful.

What has been the biggest benefit of the Keyspire program you attended? How has it helped improve your family time or family life?

The biggest benefit was the network and knowing how to property crunch the numbers and achieve an ROI well beyond we were ever receiving investing in mutual funds . This then gave us the courage to take action purchasing an ugly and dirty 4 plex as our first investment. 

Have you made money or increased you net worth using any of Keyspire training programs? If so, how many deals have you done? How long did it take? How much actual time did you spend to make what amount of money? How much has your net worth increased?

Yes we have. We have 3 properties: 4 plex on our own, 3 plex - we are JV working partner, 13 unit building - we are JV money partner. Total of 20 doors . Plus a land development and private lending deal where we put our RRSPs to work.
We joined in March 2019. We oversee the renovations and do the property management so I would say we spend a significant amount of time but it's hard because we still have our full time jobs.
But now that we've completed the 4 plex and brought in new tenants that we have screened. Not much time at all. Maybe 2 hours a week.

How has a Keyspire coach or advanced training helped you?

Our coach was a great sounding board to make us see the full picture of our decisions and the risk. She would give us excellent tips when we got stuck. 

What obstacle(s) did you face and what role did Keyspire play to help overcome the obstacles?

Dealing with inherited tenants and somewhat hostile ones was a challenge. We weren't prepared for that .

Whether you have made money using Keyspire programs or not, has your newfound knowledge helped your confidence or outlook for your future?

Knowledge is priceless and we are walking into 2021 with knowledge and a plan.

What would you say to someone thinking of joining Keyspire?

We would totally recommend and have had a friend that has joined plus some that have down the 3 day workshop.
I would tell them it's the best decision we made and it has changed our lives . But you only get what you give. You are given the tools and the network but you need to take action if you want to see change .

Scott and Michael of course for what they have built. The members in this network are so willing to help that it feels like a family and that is a testament from the top and how they deliver their vision .

My Story...

Where were you when you started?

My wife and I joined the Keyspire community a year ago and we were very inspired by the possibilities to grow our real estate portfolio and make our money work for us.
Prior to joining Keyspire we owned a single-family income property and we were investing in our registered retirement funds which were not doing great either. As we started to think seriously about our retirement plans and building a future for our son, we realized that we should do better in terms of investment. We were looking for some business opportunities and came across Keyspire.
Now one year later, we have grown our portfolio to 18 doors and we have another 26 doors under contract. We invested our registered funds into private lending and land development and have a far much better return.
We recently raised $2M in 15 days for the purchase of multiplex in Ottawa which closed in October 2020.
We also purchased a pre-construction property which has increased in value by $50K within 3 months of purchase.
We are now raising capital to acquire the 26 doors, closing on March 2021.

Keyspire has been the turning point in our success. It has been an eye opener and a turning point in how we see real estate investment, we attended the Summit in January 2020 and Michael along with all the team did a great job at educating and motivating us. We came back from the summit all pumped up and started to educate us further and take the online courses.

The biggest benefit was the network and knowing how to property crunch the numbers and achieve an ROI well beyond we were ever receiving investing in mutual funds . This then gave us the courage to take action purchasing an ugly and dirty 4 plex as our first investment.

1. We incorporated 2 Holding Companies
2. We executed 4 deals

4. Our real estate investment portfolio increased from less than $500K to over $5M+ and expecting to be over $7M+ after closing on the 2 doors.
5. Our net worth increased by more than 55%

We trusted the process, constantly engaged with our Keyspire Coach as well as the entire community. We attended the lifechanging Raising Private Money bootcamp as well as the Lifestyle Freedom Day bootcamp. We regularly seek guidance from the Deal Review team whenever we identify properties for potential acquisitions

What obstacle(s) did you face and what role did Keyspire play to help overcome the obstacles?

As we were at a point of growing our portfolio then came COVID with all the uncertainties and I was very much in doubt on how to move forward. Keyspire was quick to react and offered a lot of learning opportunities and as the beginning of the lockdown we took the opportunity to educate ourselves as much as possible, build our own tools, systems, processes and network. As we came out of the lockdown in spring, we were ready to execute on major acquisitions.

Absolutely – made money and increased our knowledge in real estate investment.

Where were you when you started?

 I would have to say that I was at a stand still for years without any clear direction as to how or what I needed too do to achieve my goals. I knew I needed to do something to kickstart a revenue stream but I didn't know how to do it. I am a professional Tradesman and earn an excellent wage but you have to retire at some point and then usually comes a major lifestyle adjustment, typically from a large decrease
of revenue

What role did Keyspire play in your success?

The training I received from Keyspire gave me the tools and focused approach I needed to set me on the right path towards finanancial security. It also helped eliminate the fear  and uncertainty in my own ability, the education and training  gave me the confidence to deal with other professionals in
the market.

The largest take away I now subscribe to is the precept o trading my time for money, I no longer trade all of my time for money. I don't sign up for extra shifts at work, I spend more time adding value to myself and my family by way of education and talking with Mentors and other members of my power team. I invest in myself now... for this I have to say Thank you!

The 4 ways to win was a pivotal tool in finding the perfect property for our first investment, by utilizing this one powerful tool we were able to identify a terribly underperforming property and project a real possible outcome that was not just speculation but real numbers we could work with. In 6 months we completed a full renovation of a property including all utilities plumbing, hvac, and interior a deck and landscaping. This included a signicant amount of "Sweat Equity" and turned an underperforming $900 dollar a month property into a beautiful $2800 a month property. In less than a year we increased the value of the property by $130,000 bringing our net worth up to $960,000

Keyspire eliminated the fear in the "unknown" variable...there is no "unknown" if you are educated, when you are given the correct tools to execute your vision your fear is eliminated.
